We specialize is providing quality care for your home or villa and furnishing you with rental income for property located on Hilton Head Island. PROFESSIONAL PROPERTY MANAGEMENT

In the absence of the owner Sea Turtle Getaways will manage, rent and oversee your investment property.

• Management: We offer a comprehensive management program overseeing your investment property from the smallest detail to an entire redecorating project.
  
  
• Rentals: We are involved exclusively in the short term or vacation rental market. We have concentrated our expertise and focused our efforts in one specific area in order to provide the best rental program available on Hilton Head.
  
  
• Supervision: The Sea Turtle Getaways' maintenance and housekeeping support staff are regularly in our properties. They are responsible for seeing that housekeeping, maintenance (subcontractors or regime), Realtors or anyone who may have access to your property are working in a responsible and professional manner with your best interest at heart.
  
  
• Communication: We attempt to have the BEST communication possible with our owners. Please feel free to use the watts lines to call in and check on availability and future reservations during office hours. A dedicated fax line is available 24 hours a day for receiving incoming messages. For questions or follow up with maintenance items or housekeeping, we request that you use our local number. We are available after hours at home for any emergencies. Our email addresses are available to you as well.

• Toll Free Watts Lines: Sea Turtle Getaways will maintain watts lines for the potential guests. This service makes it convenient and attractive for guests to call for information and reservations.
  
  
• Mailing List: Our computer system provides us with a database that keeps an accurate and complete record of our guests and direct inquiries. Email addresses can also be recorded for e-mail blast to be sent to our guests and inquiries.
  
  
• Travel Agents: We will remain selective and develop a very reliable base of travel agents across the country. These agents can be very helpful in securing guests for our properties, especially for a higher clientele base.

GUEST SERVICES

Sea Turtle Getaways is committed to providing the finest services available for you and your guests.

• Reservation System: A fully computerized reservation system is maintained for each owner. This system has been designed and operates in the following capacities.
  
  
  • Rentals: Provides for each owner a rotation basis based off of rental days booked.
    
    
  • Guest Records: Holds and provides us with a database of present and past guests, where they stayed, source marketing codes and other valuable information.
    
    
  • Reservation Reports: Provides us with accurate information regarding scheduling of housekeeping, past and future reservations, marketing information, forecasting and a series of other reports to evaluate many aspects of our rental business.
    
    
• Reception Center: A beautiful new reception center located in the Gallery of Shops on Greenwood Drive is maintained to house general offices and receive all arriving guests. We do NOT mail out check in packages, therefore requiring ALL guests to check in through the office giving us a chance to know our clientele in addition to securing a deposit via credit card imprint on your property.
  
  
• Telephone Service: 24 hour service is maintained to expedite any emergencies, questions, concerns or needs of our guests and owners.
  
  
• Maintenance Service: We provide a complete maintenance service for your property. A computerized work order system helps us track and follow up on all problems relating to Regime, guests problems, general upkeep and owner requested work.
  
  
• Housekeeping: Sea Turtle Getaways only works with the best companies on the Island and is dedicated to housekeeping related responsibilities. Departure cleaning and annual or deep cleans are provided. Routine inspections coupled with a rotation chart assure you that we will personally inspect your home or villa on a regular basis.

ACCOUNTING

Sea Turtle Getaways will maintain and provide a separate account for each owner.

• Escrow Account: We maintain, according to SC law, a bank escrow account in which we receive and hold all deposits for future rentals.
  
  
• Owner Accounts: A fully computerized accounting system is provided, maintained and integrated with the reservation system. You will be provided with a monthly statement clearly outlining all activities relating to your property.
